Foreclosed Family Gets To Hit The RESET Button!

When you choose to hit the reset button on your computer, it goes through a process of clearing the memory of what just happened and allows the system to reset and restart.

Well that's exactly what happened this afternoon in Woodbridge Virginia. A family that suffered through the humiliation and angst of a unwanted foreclosure, turned the key and entered into a home they just purchased today!

Their story isn't unique, I am writing this to inspire anyone who facing or experiencing short sale hell or worse foreclosure right now. You can get through this situation, and you can own a home again.

I met this couple at an open house about six weeks ago. In talking with them, I learned they had VA Eligibility.They shared with me they had purchased a home like many of us back in 2005, 2006 time frame. When the real estate values tanked and the economy was at it's worse they were facing a transfer. They could not rent, or sell for what they owed. They requested help from the bank(s) involved. I was talking some folks who are relocating to the area, and they think they want to rent awhile and get to know the area better before they purchase. I can appreciate that. Normally, that is very sound thinking. However, they have no clue that the competition for good affordable rentals is fierce in the Eastern Prince William County Virginia area.

I think once they begin to house hunt for a nice rental, they will quickly realize that it may be less expensive to purchase a home instead. This market reminds me of 1995 and early 1996. The same thing happened back then. When rental demand is high...prices go up. A home down the street from me has been a rental for years. Five years ago it was $2400 a month to rent, two years ago it was $2600 a month, this year they raised the rent to $2900 a month. Guess what happened. This year the seller put it up for rent or sale what ever happens first. It's now Under Contract. Why? It made more financial sense to buy it than rent it. We are seeing that happen every day here in Prince William County Virginia.

You are totally frustrated! If you are reading this is it because you are searching for a home in the Woodbridge Virginia area. You are feeling the pain of the lack of inventory.

Westridge Home Just Sold For $146,300 More Than....

Westridge home just sold for $146,300 more than the Zillow "Zestimate"! "The homes Zestimate was $668,700 and it actually Just Sold for $815,000!" Do you find yourself saying " how can this model be so far off?"

It happens...

Several things can impact this. In the example above even though the homeowner has the home professionally renovated and permitted in the county, the county records did not show the improvements to the size of the home.  Another thing is this was a premium lot backing to the golf course and the home had an additional two car along with extensive landscaping and hardscapes. These are things that definitely made this home an above average home in the neighborhood.

In closing it is so, so important for both home buyers and homeowners to do your research before you make an offer or choose to list your home for sale.

A good local real estate agent with a solid marketing plan can help both buyers and sellers understand the discrepancy's between real world and Internet home value models such as Zillow.
